this isn’t something i did, did i ?

How do you invoke xterm installation?
There is no xterm in this version (372-2) on any Manjaro branch at the moment.
xterm versions in Manjaro branches
Refreshing package list and update:

yay -Syyu

should help.

If not, you can pick other mirrors for example:

sudo pacman-mirrors -f5

so updating through the gui menus isn’t the same as through the terminal ?
